The New Administrative Capital is the largest single urban project in the region, and it demands a clear-eyed view. Ministries and the central business district are operational; several residential districts have delivered; others remain drawings with a payment plan attached.
The upside is real — off-plan pricing in a city whose employment base is being relocated into it by decree — but so is the dispersion between developers. Delivery discipline here separates outcomes more sharply than location does.
