The story
It started because someone got badly advised.
In 2008 our founder's family bought an apartment in Hurghada through a well-reviewed agency. The contract was never registered. It took four years, two lawyers and a court case to convert it into a title anyone would lend against. Nobody had lied. Nobody had explained, either.
New Properties opened the following year with one rule that has not changed since: the client hears the whole picture, including the parts that cost us the commission. We turn down instructions we cannot defend, and we tell buyers to wait when waiting is right.
Sixteen years later we are a team of ten across two offices, we have advised buyers from forty-one countries, and the single largest source of new business is still a client sending us someone they know. That is the only metric we have ever really optimised for.

Our advisers are not on listing-level commission. If the best outcome is a property we do not represent, or no purchase at all this year, that is what you will hear.
Both markets, one firm
Red Sea resort stock and Greater Cairo compounds behave completely differently. We cover both properly, which means we can tell you which one your objective actually belongs in.
Legal work is in-house
Title searches, contracts and registration are handled by our own counsel, not referred out. Nothing gets lost between two firms who each assumed the other was handling it.
Developer diligence you can read
We keep delivery records on every developer we list — what was promised, what was handed over, and how late. You get the file, not a verbal reassurance.
We are there after completion
Management, letting, furnishing and resale are the same firm and the same people. The relationship does not end at the keys, which is precisely when most buyers need it most.

From first conversation to registered title.
Typically eight to fourteen weeks on a resale purchase. Longer if you are buying off-plan, because the diligence is heavier and should be.
Brief
A conversation about objective, budget, timeline and how you intend to use the property. No listings yet.
Shortlist
A written shortlist with comparables and our reasoning, usually within five working days. Typically four to seven properties.
Viewing
Accompanied viewings over one or two days, or full video walkthroughs with live commentary if you are abroad.
Diligence
Title search, encumbrance check, developer delivery record and service charge history — before any money moves.
Offer & contract
We negotiate, then our counsel drafts or reviews the contract and agrees the payment schedule.
Registration
Carried through to a validated green contract in your name, with a power of attorney if you cannot attend.
Handover
Snagging, utilities connected, furnishing installed if commissioned, and management set up if you want it.
The team
Ten people. No call centre.
You are assigned one adviser who covers your market and stays with you through completion and beyond. Legal, interiors and management sit in the same offices.
